- plot of about 4 ha
- 350–500 m from residential buildings
- close to the gas grid (up to ~5 km from the tie-in)
- adequate grid capacity (at least ~500 m³/h)
- access via roads suitable for heavy vehicle access, avoiding dense built-up areas
- suitable planning parameters (permitted development intensity and infrastructure parameters)
- consistent with the municipal master plan and investment areas
